Mechanical Ventilation Equipment Maintenance and Repair
Mechanical ventilation provides controlled fresh air supply and exhaust in a building. In modern insulated buildings, mechanical ventilation with heat recovery is mandatory to ensure adequate air exchange and prevent moisture and mould problems. SIA Alpex carries out mechanical ventilation equipment maintenance and repair in Riga, Jurmala and the Riga District.
Services
- Ventilation unit regular maintenance – filter replacement, belt inspection and replacement, bearing lubrication, fan inspection
- Heat recovery unit maintenance – heat recovery core cleaning, filter replacement, efficiency measurements
- Ventilation duct cleaning – mechanical air duct cleaning with rotating brushes and vacuum equipment
- Ventilation system diagnostics – airflow measurements, pressure drop assessment, system balancing
- Fan repair and replacement – electric motor diagnostics, bearing replacement, fan replacement
- Automation and control system servicing – controller, sensor and frequency converter repair
- Damper and regulator maintenance – fire damper inspection, airflow regulator calibration
- Ventilation system modernisation – energy efficiency improvements, heat recovery unit installation
When to Call
Mechanical ventilation equipment needs maintenance or repair if:
- Indoor air is stuffy even though ventilation is switched on
- Ventilation equipment produces excessive noise or vibration
- Airflow has significantly decreased
- Condensation forms on or around ventilation grilles
- Mould appears indoors even though heating and ventilation are operating
- Energy consumption for ventilation has increased significantly
- Ventilation filters have not been changed for a long time (more than 6 months)
- Heat recovery unit is not working or is operating inefficiently
Our Approach
We carry out ventilation equipment maintenance according to a systematic protocol covering all system components. We begin with an overall equipment condition assessment and operating parameter reading.
Standard maintenance includes: filter replacement, fan and motor inspection, belt condition assessment, bearing lubrication, electrical connection tightening and automation operation testing. For heat recovery units, we additionally check the heat recovery core condition and efficiency.
We carry out airflow measurements with calibrated instruments to verify that the system provides the designed air exchange rate. If deviations are found, we carry out system balancing and adjustment.
After maintenance, we prepare a detailed report with a description of work performed, measurement results and recommendations for ongoing upkeep.
Service Area
We service mechanical ventilation equipment throughout Riga, Jurmala and the Riga District. We work with apartment buildings, offices, industrial premises, restaurants and other properties with mechanical ventilation systems.

FAQ
How often should ventilation filters be changed?
Standard filters typically need to be changed every 3-6 months depending on the air pollution level and filter class. In properties with higher pollution – factories, catering establishments – filter replacement may be needed more frequently. Dirty filters reduce airflow and increase energy consumption.
Do ventilation ducts need to be cleaned if filters are regularly changed?
Yes, even with regular filter replacement, dust and deposits accumulate in ducts over time. Duct cleaning is recommended every 3-5 years. This is particularly important in catering establishments where grease accumulates in ducts, and in medical facilities where air quality has heightened requirements.
What is heat recovery and why is it important?
Heat recovery is the process of recovering heat from exhaust air to warm incoming fresh air. Modern heat recovery units can recover 70-90% of heat energy, significantly reducing heating costs. The efficiency of a heat recovery unit is directly dependent on regular maintenance – a dirty unit loses a large part of its efficiency.
Does Alpex also service natural ventilation systems?
Our specialisation is mechanical ventilation equipment, but we also provide consultations on natural ventilation systems – duct condition assessment, draft inspection and improvement options.
